If a broker that works at a publicly traded company claims to represent the best interests of the client, how can they do that when shareholder value is a fundamental requirement of a publicly traded firm? Follow the Money.
  2. When a firm is given an exclusive authorization to represent a client in their real estate transactions, what fees are they allowed to collect from Lessor’s, Developers and Owners? Follow the Money.
  3. When there’s a national assignment of real estate brokerage representation being considered, how are referrals to other markets handled by the originating broker? How are fees shared with the broker receiving the assignment? Follow the Money.
  4. Ask us for a complete explanation of how this could severely impact the level of service you deserve and the effect to your bottom line.

There are no free lunches.

The practice that a publicly traded firm is able to discount one service to a client, such as portfolio lease administration, in order to receive an exclusive authorization to represent that client for real estate brokerage services, should be discussed and clarified with 100% transparency. It’s important for the client to understand that when the right hand is giving a concession, the left hand could be taking it away in significant multiples…Who pays for it?  YOU, THE CLIENT.

This practice in our opinion, has a huge negative impact to the client’s bottom line and quality of service. Follow the money!

Before Selecting Capital Structures – Understand the Following

Landlords want the highest rent possible, for the longest fixed period of time and the smallest outlay of upfront costs. Tenants, on the other hand, want to pay the lowest possible rent with the greatest lease term flexibility and concessions from the landlord. One person cannot accomplish both objectives.

It can be equated to an attorney representing both the plaintiff and the defendant in a legal case — it is impossible to serve both masters. To represent both landlords and tenants, either in one transaction or over a period of time, creates a conflict of interest that negates any meaningful contribution the broker might have made in their advisory role.
